HOW TO USE THIS CALCULATOR


Use this investment property Return on Investment (ROI) calculator to quickly see if a rental makes financial sense before you buy. Follow the steps below:


  1. Start by entering the purchase price, your down payment, and closing costs (lawyer, land transfer tax, appraisal, etc.). To determine closing costs, use the Closing Costs and Land Transfer Tax Calculator.
  2. Fill in the monthly rent, any other income (parking, locker, laundry), and your monthly operating expenses like property taxes, insurance, condo fees, utilities you pay, repairs, and management.
  3. Add a vacancy allowance (for example 5%) to account for months with no tenant.
  4. To crunch numbers for different properties or mortgage terms, choose the "compare two properties" tab and follow steps 1-3 for both scenarios


The calculator will show your monthly income, monthly costs, net cash flow, cap rate, and cash-on-cash return so you can quickly compare rental properties and understand if your investment is likely to be positive or negative cash flow.
