What does Loan-to-Value (LTV) mean?
LTV compares how much you owe on the home to what the home is worth. It’s a percentage.
Formula: LTV % = (Total mortgages & liens ÷ Property value) × 100
Example: Home worth $1,000,000; you owe $700,000 → LTV is 70%. If a lender’s max is 75%, total borrowing room is up to $750,000 (before fees), so ~ $50,000 more might be available.
Private lenders often cap around 75% LTV. Lower LTV = more equity and can help approvals/pricing.
